These Terms & Conditions govern the use of our website, luxury accommodation reservations, concierge arrangements, and bespoke travel services. By accessing our website or confirming a reservation with Elite Travel Villas, you acknowledge and agree to the terms outlined below.

1. Our Services

Elite Travel Villas specialises in luxury villa rentals, bespoke travel experiences, and premium concierge services tailored to an international clientele.

Our services may include:

Luxury villa and accommodation rentals
Bespoke travel planning
Private transportation and chauffeur services
Yacht and aviation charters
Lifestyle and wellness arrangements
Event and VIP experience management
Personalised concierge assistance

All services remain subject to availability and confirmation.

2. Reservations & Booking Procedure

All reservations made through Elite Travel Villas are subject to availability and final approval by the property owner or hosting partner.

A. Booking Approval

Following submission of a booking request, the host or property partner may require up to twenty-four (24) hours to review and approve the reservation.

A reservation shall be considered confirmed only once written confirmation has been issued by Elite Travel Villas.

B. Deposit Requirement

In order to secure and reserve your selected holiday dates, a deposit equivalent to fifty percent (50%) of the total rental amount is required.

Upon successful receipt of the deposit payment, Elite Travel Villas will confirm your reservation and exclusively reserve the requested dates on your behalf.

C. Final Balance Payment

The remaining fifty percent (50%) balance of the rental amount must be paid no later than four (4) weeks prior to the scheduled check-in date.

For reservations confirmed within four (4) weeks of arrival, full payment of the total rental amount shall be required at the time of booking confirmation.

Failure to complete payment within the required time frame may result in cancellation of the reservation and forfeiture of applicable amounts paid.

3. Security Deposits

Certain properties may require a refundable security or damage deposit prior to arrival.

The applicable amount and conditions will be communicated before check-in.

Any deductions relating to damages, excessive cleaning, missing items, or breach of property rules may be withheld accordingly.

4. Guest Responsibilities

Guests are expected to conduct themselves respectfully and responsibly throughout their stay.

Guests agree to:

Respect the property, neighbours, staff, and local regulations
Avoid unlawful, dangerous, or disruptive behaviour
Occupy the property only with authorised guests
Promptly report any damages or incidents

Elite Travel Villas reserves the right to terminate a reservation without refund in cases involving serious misconduct, illegal activity, excessive disturbance, or violation of these Terms & Conditions.

5. Concierge & Third-Party Services

Many concierge experiences and bespoke services are arranged through carefully selected third-party providers.

While Elite Travel Villas works exclusively with trusted partners, we cannot accept liability for:

Delays or cancellations beyond our control
Operational failures of third-party providers
Weather disruptions or transportation interruptions
Force majeure events or unforeseen circumstances

All third-party services remain subject to the operational terms and conditions of the respective provider.

6. Cancellation Policy

At Elite Travel Villas, we understand that travel arrangements may occasionally change. The following cancellation conditions apply to all confirmed reservations unless otherwise agreed in writing.

Cancellation Notice

Any cancellation initiated by the guest, regardless of the reason, must be submitted in writing via email or other approved written communication.

The effective date of cancellation shall be the date on which written notice is received by Elite Travel Villas.

Cancellations Made Four (4) Weeks or More Prior to Check-In

Where cancellation is received at least four (4) weeks prior to the scheduled check-in date, all payments received from the guest will be fully refunded.

Cancellations Made Less Than Four (4) Weeks Prior to Check-In

For cancellations received less than four (4) weeks prior to arrival, or in the event a reservation is cancelled due to non-payment of the remaining balance, the initial deposit payment shall be considered non-refundable and forfeited.

Security Deposit Refunds

Any refundable damage or security deposit paid in connection with the reservation shall remain fully refundable in the event of cancellation, provided no deductions are applicable.

Replacement Reservations

In the event of cancellation, Elite Travel Villas reserves the right to actively remarket the cancelled dates and seek a replacement reservation.

Should a replacement booking be successfully secured for the cancelled period, Elite Travel Villas may, at its sole discretion, refund amounts previously paid by the guest, less:

Any difference between the original reservation amount and the replacement booking value
Administrative expenses
Applicable third-party fees or unrecoverable costs

7. Force Majeure

Elite Travel Villas shall not be held liable for delays, interruptions, cancellations, or inability to perform services resulting from events beyond reasonable control, including but not limited to:

Natural disasters
Government restrictions
Political instability
Pandemics or health emergencies
Transportation disruptions
Utility failures
Severe weather conditions

8. Limitation of Liability

To the fullest extent permitted by law, Elite Travel Villas shall not be liable for:

Indirect or consequential losses
Personal injury during third-party activities or excursions
Loss, theft, or damage to personal belongings
Travel disruptions beyond our reasonable control
Dissatisfaction arising from circumstances outside operational management

Clients participate in all activities and services at their own discretion and risk.

9. Privacy & Confidentiality

Discretion and confidentiality are fundamental principles of Elite Travel Villas.

All personal information is handled in accordance with our Privacy Policy and applicable data protection regulations.

10. Intellectual Property

All content displayed on the Elite Travel Villas website, including text, branding, photography, design, and visual materials, remains the intellectual property of Elite Travel Villas unless otherwise stated.

Unauthorised reproduction, distribution, or commercial use is strictly prohibited.

11. Amendments

Elite Travel Villas reserves the right to update or modify these Terms & Conditions at any time without prior notice.

The most current version will always be available on our website.

12. Governing Law

These Terms & Conditions shall be governed and interpreted in accordance with the applicable laws and jurisdiction governing Elite Travel Villas.

Any disputes arising in connection with these Terms shall be subject to the exclusive jurisdiction of the competent courts.
